💡About the Role:
As SBU Head – Business Development & Regulatory (Hospitality), you will lead strategic business development and hospitality asset management initiatives across the group’s portfolio.

You will oversee financial and operational performance, develop partnerships with hotel operators and investors, evaluate expansion opportunities, negotiate commercial agreements, and work with senior leadership to improve profitability and asset value.

📌Key Responsibilities:
🏨 Hospitality Asset Management

• Oversee the financial and operational performance of hospitality assets.
• Monitor hotel operator performance against management contracts, budgets, and KPIs.
• Review annual operating plans, business plans, capital expenditure proposals, and financial reports.
• Identify opportunities to improve RevPAR, GOP, NOI, profitability, and overall asset value.

🤝 Strategic Business Development & Partnerships

• Identify and develop partnerships with hotel operators, hospitality brands, investors, and service providers.
• Lead negotiations and strategic collaborations.
• Structure hotel management agreements, franchise agreements, leases, and joint ventures.
• Evaluate acquisition, management, and Build-Operate-Transfer (BOT) opportunities.

📊 Market Research & Business Analysis

• Conduct market intelligence, competitor benchmarking, and demand-supply assessments.
• Analyze hospitality, tourism, and real estate trends.
• Prepare feasibility studies, business cases, financial models, and scenario analyses.
• Identify new markets and opportunities for portfolio expansion.

⚖️ Contracting & Financial Governance

• Coordinate with legal and commercial teams to finalize agreements and commercial terms.
• Work with finance teams to evaluate IRR, NPV, cash flows, and investment returns.
• Ensure contracts address commercial risks and corporate governance requirements.

👥 Stakeholder Management

• Build relationships with hotel operators, asset owners, consultants, industry bodies, and government authorities.
• Coordinate with internal corporate teams and external partners.
• Present portfolio performance reports, investment updates, and strategic recommendations to senior leadership.

🎯Requirements:

• MBA or equivalent postgraduate qualification preferred.
• Relevant senior-level experience in hospitality asset management, business development, hotel investment, or related fields.
• Strong understanding of hotel operations, financial performance, and hospitality business models.
• Experience managing luxury, midscale, or mixed-use hospitality assets.
• Expertise in financial modelling, valuation, IRR, NPV, cash flow, and sensitivity analysis.
• Experience negotiating hotel management agreements, franchise agreements, leases, and strategic partnerships.
• Strong commercial judgement, leadership, negotiation, and stakeholder management abilities.
• Understanding of hospitality-related legal, regulatory, and compliance requirements.
